Everything you have read about the importance of networking is absolutely true.
Sometimes, however, networking is not enough.
There will be times when just knowing the right people will not be enough to make a good deal turn into genuine wealth for you. In these cases, you need an extra push. That push is speed. As a real estate investor, there will be times when you can gain a huge advantage with a potential seller simply by having the upper hand when it comes to fast action. If a seller only has 24 hours before they go into foreclosure, for example, can you make that deal happen? And if you can, can you also be sure that deal is going to be a good one for you?
The best way to gain speed in this arena is to have some serious experience on your side. Not just your own experience, but also that of an objective, strategic observer. A second opinion and the knowledge and means to take action fast can be the difference between success and failure in the world of real estate investing, so it is important not just to network, but also to build your options for acceleration.
These options may include:
A trusted, objective advisor with only your interests at heart
Contacts within lending institutions
Private lending contacts
Other real estate investors who specialize in a variety of deals so that you can get advice on the spot if necessary.
Having these resources at your disposal will, in the long run, serve you better than having thousands of people out there with your business card tucked into the back of their wallet or thrown on the dresser and forgotten.
