The number of UK citizens who are looking seriously at purchasing a holiday home in Turkey has been steadily on the increase
. Just as with Spain the reason they are looking at this country is not only because of the wonderful worth that it has throughout the year. It is also because the prices at which properties for sale in Turkey are somewhat less than in other parts of Europe.
Although many changes have occurred in recent years to make the buying a property in Turkey by a foreign national much easier there are still some pitfalls that you may be faced with. Below we take a look at what some of these so you may be able to avoid them.
Is the Property Legal?
Unfortunately as with Spain there are many properties in this country that don't have any title and where no planning permission has been provided. Plus there are many which have been constructed illegally and don't meet the relevant standards and regulations in relation to the construction of properties. To find out if the property is legal a search at the Land Titles Office must be carried out. You of course can do this yourself, but it would be far better to employ the services of a lawyer to do this.
Have You Obtained The Relevant Permissions?
As someone who is not a citizen of Turkey before you can even think about purchasing a property you must obtain "military permission" beforehand. Normally before this permission is provided checks are made to see if you have any criminal records or that the land on which the property is located is not considered to be a military sensitive area. Be aware that this particular part of the process to wanting to become an owner of a property in Turkey can take up to 12 months to complete.
