It is a once a year industry or is it? Every year Mississippi land is bought up by

hunters from other states and in particular South Mississippi has a major influx from Louisiana hunters. There are over 304,000 people that participate in deer hunting in Mississippi each year and out of that number over 66,000 are non residents. Each year hunting in Mississippi is a $520 million dollar business and deer hunting in particular has over $233 million dollars spent chasing that monster buck for their wall hanger and that tender doe for the breakfast table. With an impact like this you can see the driving force for land to go along with all the gear you must have the land before you can hunt right?

With over 66,000 hunters coming from other states like Louisiana and our out of state brethren spending over $88 million dollars themselves on deer hunting it is easy to see the need to have these individuals continue coming to Mississippi and helping out our economic situation. Now with all these numbers I have gone over there is no clear cut dollar figure on what non residents spend on land but when it comes to Mississippi land for sale in the south part of the state that number is significant.

I have been in the land business for almost twenty years and in that time the majority of land buyers for property over 20 acres comes from Louisiana. I am talking about the southern part of Mississippi land in particular, counties like Pike, Wilkinson, Walthall, Amite, Lincoln, Franklin, and Adams just to name a few that benefit from out of state buyer. With Mississippi land prices thirty years past the old Ag standard for setting the price of an acre, MS shifted to a recreational price line thats hard to figure out. Amite County for instance has lower taxes and some really good whitetail deer so that makes the price of an acre of land here a little higher. Wilkinson County also has great deer but you will see some much rougher country to hunt in like hills and hollows that you really dont see in Amite and Pike Counties.

I have heard entrenched old timers complain about the out of state deer hunters and what it has done to Mississippi land for sale, I have been in the land sales business in all of the counties mentioned and I am hear to tell you if it wasnt for the Louisiana sportsman and that Louisiana dollar South Mississippi would feel a vacuum in everything from land prices which in its self would not be horrible but along with Mississippi land sales these folks are buying everything from ATVs, guns, clothing, plot planting supplies to gas for the truck, I can assure you Mississippi needs this influx of yearly revenue.

Being in the Mississippi land for sale business for as long as I have I for one am glade to the Louisiana folks coming hear and enjoying our outdoor sports, we need to be thankful because if they left it would be a hard negative impact on South Mississippi business.
