Finding a business for sale in Orange County, California can present some challenges
. There are several ways to find businesses for sale. In this article I'll help you save as much money as possible when buying a business.
You could start by looking in the Orange County Register classifieds. Unfortunately you'd only find a few businesses for sale. You could go on-line and search for "Businesses For Sale in Orange County, CA." What you'd find are aggregate sites that show multiple local businesses for sale. These are a very good source for finding businesses for sale. You can look on-line for a local business broker. There are many in Orange County.
Let's start with the Orange County Register. When I started setting people up in business over 20 years ago, I could use the Register to find hundreds of businesses for sale. I looked last week and saw 12. They do have an on-line classified that is not widely read and very expensive for the business owner trying to sell his business. I recommend taking a quick look to see if anything peaks your interest. If not, move on to business listing websites.
The websites like BizBuySell.com sell their space to business owners who are trying to market their businesses themselves. This is where you might find a hidden jewel. These sites have very good market penetration and are a great value to the business owner. I know when I'm looking for a new business I look for a service business that I can build into a business opportunity or franchise. Your reasons may be different, so you'll have to judge the listings based on your goals.
Business brokers are interesting. Most are nothing more than franchise brokers. They make big money if they sell you a franchise. I know of one Orange County Franchisor who sells franchises for $75K and $20K goes to the broker who brought you in. If a broker is trying to sell you a franchise, ask them how much they are being paid by the franchisor. Some brokers will actually have listings of legitimate businesses for sale. Again ask the broker how much they earn if they represent you on the sale. Another important question to ask a business broker is the number of previous owners for that business opportunity or franchise. Some individual franchises (especially unsuccessful ones) are sold and resold multiple times. This is called "churning." Franchisors are not required to inform you of how many owners a particular unit has had. Be sure to do your research and read the franchise's Federal Disclosure Document carefully. Buyer beware.
Another way to find a business for sale is to identify a business you would like to buy and simply ask if it's for sale. Business owners buy and sell businesses all the time. Send a letter asking the owner if his business is for sale.
