The tiles may be difficult for an inexperience person to install, but if you're handy with tools, give it a shot. Otherwise, hire a professional to do it for you. The cost will be up to thirty dollars per tile (for the most expensive option). Add some modern decor and new hardware to complete the look.

Another easy touch you can add is the lighting. Install some recessed lighting, track lighting, and or dimmers to create more options for entertaining, movie watching, etc. Buy some energy-efficient daylight bulbs. Not only will these save you money on electricity bills, they'll also dramatically change the look of your home. Yellow lights just don't compare to bright daylight. (Remember to turn lights on when you're showing the house!) Most of these things you can do yourself, but you may need an electrician for recessed lighting if the wires aren't easily accessible. The cost will vary depending on what you decide to do.

A sure-fire way to attract buyers is to add some living space to your home. Luckily, you can do this without building a new room. If you have a deck or patio, make it into an open-air kitchen. Install a grill, maybe a fireplace and or refrigerator, and build some wood countertops yourself. Add a table and some outdoor furniture, and you're ready to go. If you live somewhere where property taxes are based on the home's square footage, this add-on, unlike others, won't make them go up. This is project you will probably be able to do yourself over a weekend for no more than a few hundred dollars.

Simple projects like adding some contemporary touches to your kitchen, ramping up the lighting, and extending your living space will make your home more competitive in this buyer's market.
