You make more money the faster you sell your houses. The more you hold the house, the more the holding costs and the less the profits.

It is therefore important to identify potential buyers for your houses. As a wholesaler, the assumption here is that you flip houses as your real estate investing model.

1) Get a buyers list

This is a mandatory requirement for selling your houses fast. A buyers list is a list of people who buy houses where you buy and sell houses.

When you sell houses on retail or terms, a buyers list refers to people looking to buy houses under these terms.

When flipping properties, you build a wholesale buyers list, or people who buy houses, fix them and then rent them out or sell at for a profit.

You must have a real estate investing web site for this. The website must allow you to collect name and email of potential buyers before they get access to house details.

The real estate investor website must also allow you to create squeeze pages, or landing pages that convince potential buyers to give you their name and email to access your wholesale deals or houses for sale.

You then advertise your squeeze page or website. Once they sign up to your buyers list, then you can send them deals of your properties as soon as you receive them and hopefully get a buyer for your properties.

2) Local real estate meetings

These are very important in that you meet real estate investors that buy and sell houses right in your local market. Exchange business cards and always ask them if you can put them to your buyers list.

3) Foreclosure sales

Most foreclosure auctions are attended by hundreds of people, typically real estate investors. Even though you may not buy from these auctions, you can make important contacts who can be potential buyers for your properties.

4)Newspapers

Placing an ad in a local newspaper whenever you have properties for sale is likely to get you buyers fast. Rather than advertising my phone number I give them my website address. Before they can view the properties I have for sale, they must join my buyers list.

5)Online sources

There are many web sites where you can broadcast your properties. Craigslist is a very popular choice. Always aim to send them to your website so they can give you their name and email.

6) Web 2.0 websites

You can reach thousands of real estate investors through Facebook and other real estate investing websites. Sharing your houses in Twitter, Facebook and so on can get you potential buyers fast.
