Nearby Condos, in a very large complex, next to the beachfront are starting at $600,000 USD. The only advantage these units have over the Playa del Carmen villas is that they are closer to the beach. From the villas it is a reasonable walk. The villas also have the advantage of being in a much smaller, more personal atmosphere.
A home in Playacar, perhaps only slightly closer to the beach, and likewise with 3 bedrooms and 3 bathrooms, and a similar amount of space, would cost over $320,000. A home of this sort would likewise have the comfort of a small complex, with an ample shared green space and a pool, but 60% more expensive.
A home in Puerto Aventuras, with a similar amount of living space, and 3 bedrooms/3 bathrooms would be slightly under $300,000, again perhaps only slightly closer to the marina access, and about the same distance to the beachfront.
For $200,000 there is little available in the market of Playa del Carmen homes near the beachfront in suitable neighborhoods. A fixer-upper home, possibly quite spacious with a decent sized lot in a currently working class neighborhood could be found for somewhat less than this; but the cost of the renovation could cost the same amount, and there is also the gamble of how long it will take for this neighborhood to gentrify. This contrasts to the safe, clean, upscale gated community of these Playa del Carmen villas.
While each of these examples is a good buy in its own sense, they demonstrate how these villas are amazing opportunity for buyers to invest in Playa del Carmen's newest upscale neighborhood at a very accessible price.
